FAQs What Difference is there between a Property Finder and an Estate Agent? There are many estate agents in the Javea and Moraira areas and you will find that many properties feature in most estate agents windows. We as property finders work and act solely for you, whereas estate agents are representing the vendor. We are therefore able to give you honest, impartial advice and negotiate the best deal possible on your behalf. What is the Current Situation with the Property Market? The economy in Spain has risen vastly over the last 10 years with property sales increasing by over 120% between 1996 and 2006! Property prices in this area of the Northern Costa Blanca soared in 2003. In 2004 – 2006 prices did level out only to start falling in 2007. In 2008 the area had seen property prices drop by up to 25% with some of this due to overpriced property for sale but also to the downturn in the economy! There are still some bargains to be had and we do have a good selection of distressed sale properties where the owners circumstances necessitate a quick sale so the price is reflected a lot lower to achieve this. Properties that are now coming onto the market have been valued according to the current market rates but reasonable offers are still being considered. Spanish banks are continuing to issue mortgages and a non-resident of Spain can quite easily take out a mortgage of 60% of the valuation of the property (this is obviously dependent on your income etc.) What Does Your Service Cost Me? Our service costs you nothing as any fee that we may receive comes directly from the Vendor’s Agent. Are there any Official Documents I Need Prior to Purchasing a Property in Spain? You will need to obtain a NIE number, sometimes referred to as a NIF number. This is an identity number for Foreigners (Número de Identificación de Extranjeros). To obtain this number a form has to be completed and 2 photocopies + a couple of passport size photos and your original passports for proof of your identity. You need to take this to the National Police station of. You will be asked to give your finger print. The cost for each NIE number is €35. Obtaining an NIE number can take up to 2 months, so try to anticipate this time period when thinking of purchasing, especially with a mortgage. What Additional Costs are Incurred on Purchasing a Property? Costs involved on the purchase of your property are 7% Stamp Duty I.V.A. (VAT) on whatever is shown on your Escritura (Title Deeds). Then you will pay a 1% Notary fee and a 1% Registry fee + approximately 1% for Legal representation. If you allow 10% on top of the declared value of the property this should cover all costs involved. Also, take into account, when purchasing with a mortgage that most banks charge a 1% opening fee and you will then be required to cover costs for registry and notary. This could in effect be another 3% on top of the declared value. What Advantages are there to Using Your Service?
